How to Apply for a Georgia Homestead Exemption

You’re in luck! In Georgia, homeowners are able to receive a significant discount on property taxes if the home is their primary residence. This is especially important as property value continues to rise. 

If you purchased real estate property that is your principal place of residence as of January 1, 2023, you are potentially eligible to file for a homestead exemption. 

What exactly is a homestead exemption? 

A homestead exemption is a legal provision that reduces the amount of property taxes owed on owner-occupied homes. 

When should I apply for a homestead exemption?

You will need to file the homestead exemption application and submit all requisite information and documentation by April 1 in order to be granted the homestead exemption for this year. 

The deadline for filing is April 1st of this year for all counties in Georgia.

What can I expect after filing for a homestead exemption?

Good news! Once you have properly filed for the homestead exemption and it has been granted, the exemption will remain on your property until there is a change in ownership (i.e., you do NOT need to refile for the exemption every year). 

Your recorded deed should have been sent to you by the closing attorney approximately 4-6 weeks after the closing. Please remember to contact the Tax Commissioner’s Office or Tax Assessor’s Office after you have filed the application to confirm receipt and that the taxing authority considers the exemption properly filed and granted.

For more information regarding filing instructions, contact your county tax officials. This may be the Tax Commissioner’s Office or Tax Assessor’s Office, depending on the county. If you are in a city, you may have to also file with the city (i.e. Milton, Roswell, and Alpharetta).
